A property cleanout is every other service on this site done in one house. Furniture, boxes, the basement, the attic, the shed, the garage. We clear it in the order you want and leave the rooms empty. Anything usable goes to a donation center first. That matters more here than anywhere else, because a parent's house is full of things that still have life in them.

Who this is for

Families clearing a parent's house after a loss or a move to care. Landlords with a unit a tenant walked away from. Agents who need a house empty before photos. Homeowners moving out with a week to go. Small business owners with an office or a box truck to empty.

Not a fit: hazardous waste left behind, like paint, solvents, fuel and lawn chemicals. We can't haul them. Hendricks County has Tox-Away Days, Hamilton County has a permanent drop-off in Noblesville, and Boone County runs Tox Drop twice a year. We'll point you to the right one. Tires stay too.

Why the curb is a problem in Carmel

Carmel's code says indoor items like couches, appliances and mattresses can't sit outside for more than two days, even when they're set out for pickup. Trash can't sit outside a building for more than seven. Republic's bulk pickup charges $20 an item and needs 48 hours' notice. A whole house at the curb adds up and runs the clock. A trailer in the driveway, loaded and gone the same visit, doesn't.

How it goes

  1. Ask for a quote. Call, text or use the form. Walk us through the house in person or with photos, room by room.
  2. We tell you the real number before we start. The quote is free. If you're an agent or a landlord, send the list of what stays and tell us how we get in.
  3. You tell us what stays. Everything else goes.
  4. We carry it out, load the trailer, and sort as we go. Usable items go to a donation center. The rest goes to the dump. TVs and computers can't go in an Indiana landfill, so tell us about them up front.
  5. You get a text and the house is ready for the next step.

What customers said

Lindsey Hill: "helped us take some stress away from our basement." Also: "came out to remove junk just days after our first contact."

Jessica Ballard, September 2026, rented a trailer instead: "We rented a trailer for 24 hours to clear out unused items taking up space in our basement, garage, attic, and barn and we couldn't have been happier." Same house, four spaces. If you'd rather not load it yourself, that's this page.

What changes the price

How many trailer loads the house adds up to. Then the stairs: a basement and an attic mean every piece gets carried. Then what's in the mix, since heavy items and anything with a disposal rule cost more to get rid of than boxes of clothes. And whether it's one trip or a few, if you want it done in stages while the family sorts. Show us the whole house and you get one number, not a surprise on the last room.

For a single room, see junk removal. For a unit across town, see storage unit cleanouts. Otherwise, call or text (317) 554-9382.

We rented a trailer for 24 hours to clear out unused items taking up space in our basement, garage, attic, and barn and we couldn't have been happier. He was prompt, kind, and very responsive! All we had to do was tell him when we needed it and when we were done and he took care of the rest.

Very respectful young man I just showed him what needed removed and 15 minutes later he texted me that he was done I didn't believe it until I went to the garage and this is the cleanest it's been in at-least 4 years he even watered my plants and gave me his business cards to give to the neighbors this young man is going places.

Raked up and removed garbage bags of old mulch, removed 6 old large shrubs and trimmed a holly tree. Very professional, good work ethic, efficient and personable. Would highly recommend them for removal of household items, storage unit items, office items and clean up of yards.

Property Cleanouts questions

Something else? Call or text (317) 554-9382.

Can you work with an agent or landlord instead of the owner?

Yes. Send us the list of what stays and tell us how we get in, and we'll text you when it's done.

Can we do it in stages?

Yes. Some families want the big furniture gone first and a week to sort the rest. Tell us the plan and we'll quote it that way.

What about the things that are still good?

They go to a donation center before anything goes to the dump. If there's something you want kept aside for family, mark it and we'll leave it.

Do you take TVs and old computers?

Indiana has banned TVs, monitors, computers and printers from landfills since 2011, so they need a recycler. Tell us they're there.
